MONTHLY RESIDENTIAL LEASE AGREEMENT (Sample)

1. Lease Term & Primary Use Period
This is a 30-day residential lease beginning ______________________ and ending ______________________. This is not a short-term rental and is not subject to STR tax rules.
The Tenant’s 14-Day Primary Use Period (the only time overnight stays, lake use, dock use, watercraft use, and gatherings are permitted) will be:

Outside of these dates, the Tenant may only check mail, pick up or drop off items, or accept deliveries. No overnight stays, no lake or dock use, and no guest activities are permitted outside the Primary Use Period.
2. Monthly Rent
- December–April: $1,600
- May–November: $3,200
No sales or accommodations taxes apply because this is a residential lease.
3. Payments
- 50% of rent due at booking (non-refundable when within 60 days of Lease Start Date)
- Remaining 50% due on Day 1 of the lease
4. Security Deposit
A $400 security deposit hold will be placed on the Responsible Tenant’s credit card. This is a hold, not a charge, and may be used for damages, unpaid charges, or policy violations.
5. Occupancy Rules
- Up to 12 adults may be listed on the lease
- Only those listed may stay overnight during the Primary Use Period
- No rotating guests or substitutions
- No parties, events, or commercial use
6. Pets
No pets are allowed unless approved in writing by the Landlords.
7. Utilities & Services
Utilities are included. Trash pickup, septic care, and basic yard care are provided.
8. Maintenance & Owner Access
Landlords may access the property outside of the 14-Day Primary Use Period with notice for repairs, maintenance, inspections, safety, or any necessary upkeep.
9. Compliance & Use Restrictions
- This is not a short-term rental
- No STR taxes or STR activity
- All lake, dock, and water activities are at tenant’s risk
- The neighborhood’s quiet residential nature must be respected
10. Liability
Tenants agree to release the Landlords from liability related to lake use, dock use, water activity, accidents, or personal item loss. Tenants will use the property responsibly and safely.
