HOUSE RULES FOR MONTHLY RENTALS

🌿 Respect the Home

Treat YoBergerVilla as your own extended-stay retreat. Please care for it as lovingly as we do.

📅 Monthly Rental Structure

YoBergerVilla is rented one full month at a time in compliance with Anderson County’s R-20 residential rules.

You select a 14-day Primary Use Period during which your household fully enjoys the home:
overnight stays, lake use, kayaks, paddleboards, porch swing, firepit, etc.

🛠 Owner Access

Outside of your Primary Use Period, we (the owners) may access the home for routine maintenance, improvements, deliveries, or repairs.

We always coordinate with you in advance and will never interfere during your chosen Primary Use Period.

🚫 No Events or STR-Type Use

To honor our peaceful  and residential cove, the following are not permitted:

Daytime visitors  —  check with us beforehand.

👥 Registered Guests Only

Only the adults listed on the lease may stay overnight.
Max occupancy: 12 guests (adults + children).

🐾 No Pets

Unless pre-approved in writing.

🚭 No Smoking or Vaping or Illegal Activity

Anywhere inside the home or anywhere on the property.

🔇 Quiet Hours: 10 pm to 7 am

Our cove is peaceful, and we want to keep it that way.

🛶 Dock & Lake Use

🗑 Trash & Cleaning

We provide full instructions in your arrival guide. In short: we provide trashcans; you make sure all trash is bagged and it fits in the cans or you take it off the property.  We provide an orderly house; you leave it that way so the cleaner only needs to do routine cleaning and laundry.

💡 Utilities & Yard Care

We handle all utilities and yard care.  You are responsible for any abnormal use of utilities and any trash/destruction to the yard.

📞 Communication

We are responsive and easy to reach.
