For six years, we’ve loved welcoming guests to YoBergerVilla through Airbnb and VRBO. Sharing our peaceful little cove with families, friends, and returning guests has been one of our greatest joys.

 

Recently, Anderson County has been working through what short-term rentals mean for residential neighborhoods. While they sort that out, we’ve updated our rental model to fully align with the zoning rules for our area. That means we can only offer rentals of 30 days or longer.

 

To keep YoBergerVilla accessible to the people who enjoy it most, we created a simple solution:

You lease the home for 30 days, but you choose up to 14 days as your actual “Primary Use Period” — the days you’ll be staying overnight and enjoying full lake access.

 

And here’s the good news:

We’ve kept the rate the same as our original weekly short-term rental price. In other words, you still get two full weeks of lake life for the cost of one.

 

The remaining days in the month-long lease exist only to satisfy zoning requirements. We intentionally keep those days as non-Primary Use days for two reasons:

 

  1. It gives our peaceful cove (and our neighbors!) a little break.
  2. It allows us access to maintain, improve, and care for YoBergerVilla so it stays in great shape for your next visit.

 

We truly hope you’ll enjoy this new model — it keeps YoBergerVilla available to the people who love it while keeping everything completely compliant and neighbor-friendly.

Understanding the 30-Day Residential Lease

 YoBergerVilla is leased one month at a time as a residential stay in keeping with Anderson County’s R-20 zoning requirements.

There are no nightly or weekend or weekly bookings — instead, your stay is grounded in the calm, predictable rhythm of a full-month lease.

 

If you’ve only booked nightly rentals before, this may feel unfamiliar at first — but don’t worry. It’s simple once you see how it works.

  

The 14-Day Primary Use Period (Your Actual Stay Days)

To keep use clearly residential and to respect Anderson County’s R-20 rules and our neighbors, we choose to structure each monthly lease with a 14-day Primary Use Period — your chosen 14 consecutive days when you’ll actually be staying at YoBergerVilla and using the dock, kayaks, and outdoor spaces. (Of course, you can stay less than 14 days - that is totally up to you!)
