Lease Structure

YoBergerVilla is offered only by the month in accordance with Anderson County’s residential zoning rules.
Your reservation is structured as a 30-day residential lease, not a short-term or vacation rental.

A signed Residential Lease Agreement is required for all monthly stays.

⭐ Primary Use Period

Each monthly lease includes a 14-Day Primary Use Period — a consecutive block of up to 14 days when you may fully occupy and enjoy the home, including:

Overnight stays
Lake activities
Kayaks, paddleboards, and dock use
Full enjoyment of inside & outside spaces

This 14-day block is selected by you when signing the lease.

Outside of your Primary Use Period:

You may access the home for mail, deliveries, belongings, projects, and brief check-ins
But no overnight stays and no lake activities occur outside that window

This structure keeps everything peaceful and predictable for our cove and fully compliant with our residential zoning.

⭐ Owner Access

Because YoBergerVilla is our personal lake home, there may be times outside of your Primary Use Period when we enter the property for:

Routine maintenance
Repairs
Inspections
Improvements
Property care

We always provide reasonable notice before entering the home, and any overnight occupancy by the owners outside your Primary Use Period will only occur with your prior permission.

During your 14-Day Primary Use Period, the home is fully and exclusively yours.

⭐ Household & Occupancy

One household group per monthly lease
Up to 12 adults (all must be listed on the lease)
No rotating guests
No substitutions or swapping groups
All adults staying overnight during the 14-day block must be listed on the lease

⭐ Quiet Residential Standards

YoBergerVilla is located in a serene residential community. To respect our wonderful neighbors and maintain compliance:

Not allowed:

Nightly or weekly rentals
Short-term or transient lodging
Parties or events
Fireworks
Smoking indoors
Commercial or promotional use
Loud outdoor music

⭐ Parking & Access

Driveway parking is provided
Access codes are issued prior to the first day of your lease month
You may enter the home for belongings, mail, deliveries, and quick check-ins throughout the month
Full stay/lake use occurs only during the 14-Day Primary Use Period

⭐ Payments, Fees & Deposits

Monthly rent: $3,200
Security deposit required and refundable according to the lease
A 50% Lease Reservation Payment is due within one week (7 days) after application and is non-refundable; the remaining 50% due on first day of the 30-day lease term.

⭐ Pets

At this time, YoBergerVilla does not allow pets, to preserve the home and maintain the calm of our cove. We are willing to discuss exceptions.

⭐ Damage & Care of the Home

YoBergerVilla is a well-maintained residential home, and tenants are expected to care for the property responsibly throughout their lease month. Please use the home, furnishings, appliances, kayaks, paddleboards, and outdoor areas with normal, reasonable care.

If anything breaks or needs attention, simply notify us so we can take care of it.
Normal wear and tear is expected; intentional damage or misuse may result in deposit deductions as outlined in the Residential Lease Agreement.

⭐ Cancellations

Because YoBergerVilla is offered only by the month, cancellations impact the entire lease period. Full details are in the Residential Lease Agreement.
